Two waters meet here. The Hoosic comes down the hollow beside the lane, drops over the waterfall, and slides into the lake along the south edge of the point. The lake then wraps the west, so the cottage sits with water on two sides and the sound of the stream on the third.

Inside it is bright wood: a new kitchen with radiant-heated marble floors, a queen suite under a cathedral ceiling with its own door to the yard, and a living room that opens onto the deck and the screened porch over the water. Upstairs are a second queen, a twin room, and a half bath.

Osprey and bald eagles fish the cove, herons work the reeds where the stream comes in, deer follow the bank down to drink. Most of what the Berkshires are known for is under half an hour away, and none of it can be heard from the porch.

How does booking work?

Pick your dates and send us an inquiry. We confirm the nights are open, send you the total and a secure payment link, and your booking is held once payment clears. The price you see is the whole price: nightly rate, cleaning, and Massachusetts lodging tax. No platform fee, and $379 a night is the lowest rate we offer anywhere.

Can we swim, and is the kayak ours to use?

The kayak launches straight from the shore; spring and fall are the paddling seasons. In high summer the head of the lake grows weeds and turns into a wildlife oasis rather than a swimming hole. Ask about conditions for your dates and we will tell you straight.

Are dogs really okay?

Yes. Dry when they come in, off the furniture, crated when left alone. There is a stream beside the driveway they tend to find before the front door. A $50 dog fee per stay covers the extra cleaning.

What should we bring, and how do we get in?

Bring toiletries; linen, towels, cooking basics and 540 Mbps wifi are here. Self check-in by keypad from 2 pm, the code arrives by text a few days before. Check-out is 10 am. A Target is three minutes away for anything forgotten.

The rental agreement, in full

1. Parties and property

This agreement is between the owner of the lakeside cottage in Lanesborough, Massachusetts ("we", the "Owner") and the person named on the booking ("you", the "Guest"). The street address is sent with your confirmation. The property is a private three-bedroom cottage offered for short-term vacation use only.

2. Term and occupancy

Your stay runs from 2:00 pm on the check-in date to 10:00 am on the check-out date. Occupancy is limited to six people, including children. Early check-in or late check-out is by written agreement only.

3. Payment

After you inquire we confirm the nights and send the total (nightly rate, cleaning fee, any dog fee, and Massachusetts lodging taxes) with a secure card payment link. Your booking is confirmed when payment clears and you receive a confirmation email.

4. Damage

No cash deposit is held. By booking you authorize us to charge the card used for reasonable, documented costs of damage beyond ordinary wear, missing items, excessive cleaning, or smoking indoors, up to $1,000. We send photographs and an itemized note before any charge.

5. Cancellation

Refunds follow the terms published on this page at the time of booking. Cancellations must be made in writing to the email on your confirmation. We recommend travel insurance.

6. House rules

No smoking or vaping indoors or on the screened porch.
Quiet hours 10:00 pm to 8:00 am. No parties or events.
Dogs dry when they come in, off the furniture, crated when left alone.
The house is on a septic system: only human waste and toilet paper down the toilets.
Fires only in the fire pit, fully out before you leave them.
Trash and recycling go in the labeled bins by the driveway.

7. The water and the outdoors

The property sits on natural water with no lifeguard, no fence and seasonal weed growth. Use of the shoreline, lake, stream, kayak, fire pit and grill is at your own risk. You are responsible for supervising children and pets around the water at all times.

8. Access

You enter with a keypad code sent before arrival. We may need to enter for urgent repairs and will give notice whenever we can. If something breaks, tell us right away by text and we will fix it as quickly as we can.

9. Liability

To the extent permitted by Massachusetts law, the Owner is not liable for injury, loss or damage to you, your guests or your belongings arising from your use of the property, except where caused by our negligence. Our total liability is limited to the amount you paid for the stay.

10. Cancellation by us

If the property becomes unavailable for reasons outside our control, we refund everything you paid in full, and that refund is the full extent of our obligation.

11. Governing law

This agreement is governed by the laws of the Commonwealth of Massachusetts. Paying for the stay confirms your acceptance of this agreement.
